Playa Las Perlas is the calm, free public beach at km 2 to 2.5 of the Cancún Hotel Zone, the closest beach to downtown, with palapas, a playground and inclusive-beach equipment. Here is exactly where it is, how to get there by bus or car, a map, and the closest hotels, priced live.

What You Should Know

  • Playa Las Perlas is a free public beach at km 2 to 2.5 of Boulevard Kukulcán, the first beach you reach in the Hotel Zone coming from downtown Cancún. It faces the sheltered Bahía de Mujeres, so the water is calm and shallow.
  • It is small, about 200 m of sand, and a local favourite. Weekends fill up with Cancún families, so a weekday morning is the easiest time to find a palapa and a parking space.
  • Facilities are better than at most Hotel Zone public beaches: palapas, a children's playground, restrooms and showers, lifeguards during set hours, and a small car park. Since 2024 it has also been one of Cancún's inclusive beaches, with free amphibious chairs and mats to the water.
  • No hotel within 1 km of the beach clears our review floors. The closest is Hotel Imperial Las Perlas, about 150 m away, which has no overall guest score in our system; the five we rank are 1.2 to 2.4 km away.

Playa Las Perlas Cancún: The Short Answer

Playa Las Perlas is the free public beach at km 2 to 2.5 of Boulevard Kukulcán, the first beach in the Cancún Hotel Zone as you come from downtown and the one locals use most. It sits on the calm, bay side of the island, has palapas, a playground, restrooms and lifeguards, and is about 5.4 km and 13 minutes by car from downtown. If you are staying downtown and want an easy swim with children, this is the closest proper beach.

Our Take

Las Perlas is the beach to pick if you are staying downtown and want a calm swim without a long bus ride. If you are already in the Hotel Zone, Playa Langosta and Playa Tortugas have the same bay-side water with more room and more places to eat.

Playa Las Perlas Location: Where It Is and How to Find It

Playa Las Perlas is at km 2 to 2.5 of Boulevard Kukulcán, the single road that runs the length of the Cancún Hotel Zone. Coming from downtown, the boulevard crosses onto the island and Las Perlas is the first public beach you reach, on the shore that faces Isla Mujeres across the Bahía de Mujeres. The postal address is simply Blvd. Kukulcán km 2.5, Zona Hotelera, 77500 Cancún.

Landmarks to look for

  • Hotel Imperial Las Perlas (km 2.5): the hotel right beside the beach, about 150 m on foot from the sand. The Hotel Zone bus stop is beside it.
  • Marina Las Perlas: a small marina beside the hotel, next to the beach.
  • Puerto Cancún: the marina and tower development at km 1 to 1.5, which you pass just before Las Perlas.
  • Cancun Bay All Inclusive Hotel (km 3.5): the large resort about 1.2 km further along the boulevard. If you reach it, you have passed the beach.

Getting there from downtown

  • By bus: the R-1 and R-2 Hotel Zone buses run along Avenida Tulum and Boulevard Kukulcán day and night. Tell the driver you are going to Las Perlas; the stop is by Hotel Imperial Las Perlas, about 200 m from the sand. Pay in cash. The fare has been about 12 pesos, and the state announced a rise to 15 pesos on Hotel Zone routes from December 2025, so carry small coins and notes.
  • By taxi or car: about 5.4 km and 13 minutes from Parque de las Palapas without traffic, and about 4.9 km and 10 minutes from the ADO bus terminal. Taxi fares are not metered, so agree the price before you get in. If you drive, the small car park fills early at weekends.
  • On foot or by bike: about 3.4 km and 40 minutes on foot from Parque de las Palapas. The Turismo Cancún guide notes you can also cycle out along the Boulevard Kukulcán bike path.

What Playa Las Perlas Is Like: Sand, Water and Facilities

Playa Las Perlas is a short stretch of white sand, about 200 m long, at the start of the Hotel Zone. The Hotel Zone is shaped like a 7, and this first arm faces north-east across the Bahía de Mujeres, a sheltered bay between Cancún and Isla Mujeres. That is what makes the water here so different from the long open-Caribbean beaches south of Punta Cancún.

The water

The water is calm and shallow near the shore, which is why local guides recommend Las Perlas, with Playa Langosta, for small children. It is a swimming and paddling beach rather than a snorkeling one: there is no reef off the sand, so for coral and fish you need a boat trip, covered in our top Cancún snorkeling tours guide. Calm is not guaranteed. In a strong winter cold front (a norte) the wind blows straight into the bay, and on March 17, 2026 Las Perlas was among the Cancún beaches flying a red flag. Respect the flags and the lifeguards, and keep clear of boats around the marina.

Facilities

  • Access: free and public. Mexican beaches are federal property, so the sand is open to everyone.
  • Shade: a public palapa area with small tables. There are not many, so they go early.
  • Playground: a free children's playground by the sand, the feature most visitors mention.
  • Restrooms and showers: free, though the Turismo Cancún guide notes they depend on maintenance.
  • Lifeguards: on duty during set hours, according to the Turismo Cancún guide.
  • Parking: a small car park at the entrance. Turismo Cancún lists it as free but limited, and some visitors report paying a small fee; at weekends it fills quickly.
  • Food and drink: there is no beachfront restaurant. Vendors sell snacks in season, and the Turismo Cancún guide notes alcohol is not sold on the beach, so bring water and a picnic.

Inclusive beach

In September 2024 the city of Cancún reopened Las Perlas as a fully accessible beach. It has three wheelchairs, three amphibious chairs, two amphibious loungers and two amphibious walkers, mats running down to the water, ramps, handrails, independent accessible restrooms, a deck with its own palapas, tactile paving and QR signs linking to sign-language videos. Crowds

Las Perlas is a neighbourhood beach for Cancún residents more than a tourist one. Weekends and Mexican school holidays bring families from downtown, and because the beach is small it feels busy quickly. On a weekday morning it is usually quiet.

Sargassum at Playa Las Perlas

Playa Las Perlas has some of the lowest sargassum exposure in Cancún. The seaweed drifts in on the open Caribbean from the east and south-east and lands hardest on the beaches of the long south Hotel Zone strip, from Playa Marlín down to Playa Delfines. Las Perlas is on the other side of the island, facing the sheltered Bahía de Mujeres north of Punta Cancún, so it is protected from that drift. Low exposure is not zero. In a heavy year some seaweed can still drift into the bay. The season usually starts in April, builds through May and peaks from June to August, easing through September and October; November to March is usually clean.

How to check today's conditions

We do not report day-to-day conditions on this page. How Far Playa Las Perlas Is From the Airport, Downtown and Other Beaches

Because it is the first beach on the island, Las Perlas is closer to downtown than to the rest of the Hotel Zone. The figures below are measured to the beach on Boulevard Kukulcán.

To Isla Mujeres from here

Las Perlas has no public ferry. The nearest Ultramar terminals are Puerto Juárez, 7.6 km and about 17 minutes by car, which runs the most departures, and Playa Tortugas, 6.2 km and about 10 minutes away, with seven boats a day from 9:15 a.m. Ultramar's adult fare is 290 MXN one way or 580 MXN round trip, plus a 36.56 MXN environmental fee (checked October 5, 2026). Hotel Imperial Las Perlas is the one that is genuinely on the beach. Guests praise its helpful staff and quiet location and criticise the limited food and the lack of things to do on site. If being steps from Las Perlas matters more to you than a strong guest record, it is the obvious choice; if not, the five ranked hotels below are better bets. It sits at km 4.5, about 2.2 km from Las Perlas in a straight line or a 30-minute walk along the boulevard, on the same sheltered bay, and its rooms are suites with kitchens. Guests score service 9.7 and cleanliness, location and rooms 9.5, and they single out named staff and a beach that suits children. The complaints: little to do after 5 p.m., some items such as premium steak cost extra, and a fiddly sign-for-charges process. All-inclusive from $231 to $519 a night for two on our dates. The resort appears twice in our reservation system under the same name and address, so we merged the two listings: the score and reviews come from the listing with 1,441 reviews, and a date counted as bookable if either listing had a rate.

Hyatt Vivid Cancun (Adults Only)

Rated 9.0/10 across 652 reviews, Hyatt Vivid is an adults-only all-inclusive on the coast north of downtown, not in the Hotel Zone. It is about 2.4 km from Las Perlas in a straight line, across the water, but about 6.5 km and 14 minutes by road. Guests rate service 9.8 and food 9.3, the best food score of the five, and complain about limited restaurant bookings and too few beach loungers. All-inclusive from $321 to $416 a night for two. Choose it for the food and service, not for walking to Las Perlas.

Breathless Cancun Soul Resort & Spa (Adults Only)

Rated 8.8/10 across 1,570 reviews, the most of the five, Breathless is an adults-only resort at km 4.5, about 2.4 km from Las Perlas. Guests praise the service (9.1) and the clean, spacious rooms, and say the food could be better (8.4) and some extras feel overpriced. It is the priciest of the five, all-inclusive from $438 to $643 a night for two.

SLS Cancun

Rated 8.4/10 across 401 reviews, SLS Cancun is a 45-room hotel inside the gated Puerto Cancún development at km 1, the closest of the five to Las Perlas at about 1.2 km in a straight line or a 22-minute walk. It does not sell all-inclusive; room only runs from $175 to $307 a night for two. Guests like the staff, the setting and the food (8.8). Cleanliness (7.8) and value for money (7.7) are its weakest scores.

The Sens Cancun by Oasis

Rated 8.4/10 across 1,260 reviews, The Sens sits at km 4.5, about 2.2 km from Las Perlas, and is the lowest all-inclusive rate of the five, from $225 to $317 a night for two. Guests praise the breakfast and the beach; reviews are mixed on service and amenities. Choose it if you want an all-inclusive on the calm bay side for the least money.

Best Time to Visit Playa Las Perlas, and Tips

For beach quality, November to April is the safest window: dry season, and outside the usual sargassum season, though a strong winter norte can bring waves and a red flag for a day or two. Our best time to visit Cancún guide covers weather, crowds and prices month by month. Within the week, go on a weekday; within the day, go in the morning, when the bay is usually at its flattest and the palapas and parking are still free.

  • Arrive early at weekends: Las Perlas is where downtown families go on Saturdays and Sundays, and the small car park and the palapas fill first.
  • Take the bus from downtown: the R-1 or R-2 drops you about 200 m from the sand; carry small change.
  • Bring lunch and water: there is no restaurant on the beach and alcohol is not sold, so pack a picnic and reef-safe sunscreen.
  • Ask for the inclusive-beach equipment early: the amphibious chairs and walkers are free but there are only a few of each.
  • Check the flags in winter and the semáforo in summer: look for red flags after a cold front, and between May and October check the SEMA Quintana Roo sargassum traffic light.

How We Researched This Guide

Most pages about Playa Las Perlas give a km marker and little else, and several put the beach in the wrong place. Our team reviewed the City of Cancún's accessibility announcement, local beach guides, mapped the beach from Mapbox and OpenStreetMap data, measured every distance with Mapbox, and ranked nearby hotels from verified guest reviews and live prices.

Location, facilities and distances

The beach position comes from Mapbox place search, and the access gate, bus stops and downtown landmarks from OpenStreetMap; Hotel Imperial Las Perlas and Marina Las Perlas are Mapbox place results. Drive and walking times come from the Mapbox Directions API, without traffic, and match the figures in our best beaches in Cancún guide. Facilities come from the Turismo Cancún guide and the City of Cancún's September 2024 announcement of the inclusive beach, cross-checked against other local beach guides and visitor reviews; the March 2026 red flag comes from local news coverage. The bus fare comes from the state's December 2025 fare announcement. We do not report day-to-day sea or sargassum conditions.

Hotels

We pulled every property our reservation system lists near Playa Las Perlas, measured in a straight line from the beach. We kept hotels and resorts with a guest score of 8.0 or higher on at least 300 verified reviews, removed apartments, condos, hostels and duplicate listings, and required bookable rates on at least four of five sample check-in dates (two adults, three nights: November 19 and December 10, 2026, and January 14, February 11 and March 11, 2027). Where the same property appears twice under the same name and address, we merged the listings: the guest score and reviews come from the listing with the reviews, and a date counts as bookable if either listing had a rate. We applied this to The Royal Cancun.

No hotel within 1,000 m passed. We widened the search in steps, aiming for four or five hotels: at 1.5 km one hotel passed (SLS Cancun), at 2 km two (adding Occidental Costa Cancún), and at 2.5 km ten, so we stopped there and show the top five. Four of the ten passing hotels (Enigmatic Boutique Hotel, Eco-hotel El Rey del Caribe, Pachamaya and Krystal Urban Cancun) are downtown, across the lagoon, so the road distance to the beach is longer than the straight line. At 2.5 km, Mezcal Boutique Hotel (8.2) and BOK21 (8.3) cleared the score floor but returned no rates on our dates, and Smart Cancun the Urban Oasis (8.3) returned rates on only three of five even with its two listings merged. Cancun Bay All Inclusive (7.9) fell just below the score floor, and Renaissance Cancun Resort & Marina (9.4) and Ocean Spa Hotel (8.4) below the review floor.

Playa Las Perlas is at km 2 to 2.5 of Boulevard Kukulcán, the first public beach in the Cancún Hotel Zone coming from downtown, beside Hotel Imperial Las Perlas. It faces the sheltered Bahía de Mujeres. It is about 5.4 km and 13 minutes by car from Parque de las Palapas downtown, and about 20.9 km and 27 minutes from Cancún airport.

How do I get to Playa Las Perlas from downtown Cancún?+

Take an R-1 or R-2 Hotel Zone bus from Avenida Tulum and ask the driver for Las Perlas; the stop by Hotel Imperial Las Perlas is about 200 m from the sand. Pay in cash, about 12 to 15 pesos. A taxi takes about 13 minutes without traffic (agree the fare first), and it is about 40 minutes on foot.

Is Playa Las Perlas good for kids?+

Yes. It faces the sheltered bay, so the water is calm and shallow, and it has a free playground, palapas, restrooms and showers, and lifeguards during set hours. It is small and busy with local families at weekends, so go on a weekday morning if you can. A strong winter cold front can still bring a red flag.

What facilities does Playa Las Perlas have?+

Palapas with small tables, a children's playground, restrooms and showers, lifeguards at set hours and a small car park. Since 2024 it is also an inclusive beach, with free wheelchairs, amphibious chairs, loungers and walkers, mats to the water, ramps and accessible restrooms. There is no beach restaurant and alcohol is not sold.

Does Playa Las Perlas have sargassum?+

Its exposure is low. Las Perlas faces the sheltered Bahía de Mujeres north of Punta Cancún, away from the open-Caribbean drift that hits the south Hotel Zone, though some seaweed can arrive in a heavy year.
