The cleaning staff were very kind, friendly and helpful. The food was generally OK.
The welcome and arrival experience was poor. The concierge/front desk staff were not particularly warm or supportive, the hotel was not properly explained to us, and we were not guided well to our room. My requests regarding the room type were also ignored. It was often unclear which restaurants were open or closed, and the hotel seemed poorly organised even in following its own published schedule.

To start out with, this is not an all-inclusive resort; most entrees have an additional cost greater than they would cost at a good quality restaurant in California. Wait staff have minimal training, often rudely interrupt, do not fill coffee cups, bring water, or even place a full array of silverware on the tables. Overall the food is basic. They keep the air conditioning to a minimum or even off in the buffet area, I suppose to reduce appetite. The line to get into breakfast can be up to one hour. The rooms are okay, but are not suitable for families as there is no separation between the bathroom facilities and the bed, the bathing facilities are not for children due to slippery flooring and lack of a tub. Noise travels between the rooms very easily, and as the buildings only have one stairwell and there is no installed fire system, a fire could easily trap most tourists to their demise. The resort guests were 85% locals and Spanish speakers, which makes it more lonely for English tourists.

“Don't miss out on the Brasa...”
Our overall experience was great! it was a nice family resort, service was amazing, the staff is very friendly and helpful and even have a sense of humor. the pool food was amazing, the main buffet, the market, offers good breakfast but the dinner was honestly a little disappointing. the other restaurants had 2 menus, the free stuff for the all inclusive or an upgraded menu with higher pricing. the Mexican was really good but very small portions (Try all the appetizers, it's worth it), we had to order the entire menu. the Rosata was ok, Cevicheria was nice for lunch. but I have to say the Brasa by the Sea was the absolute best but unfortunately we did not know about it until our last night, I would've dined there every night if I had known. the resort app had a weird menu online that did not explain it as a steakhouse so we did not know. so my advise would be, start with the Brasa. Oh and the rooms are so cold even with the AC off because it is so humid outside, so just bring a heavier PJ at least for the kids.

“The most relaxing escape”
One of the best spa experiences I ever had ! I’m not one to fall asleep but this one knocked me right out ! The Miiluma massage is the best one! Highly recommended and the Reflexology was everything and more ! I would do this 3 times a week if I could !

Which Room to Book at Fiesta Americana Condesa
Condesa sells 21 room types, but almost all of them are the same 36 m² Premium room with one large bed or two doubles, sold by view. The view decides the price. Suites exist, but none were for sale on any of the five dates we priced between November 2026 and June 2027.

Ocean View is the sweet spot. In our mid-November 2026 price check for three nights, Premium Ocean View cost $897, the Plunge Pool room $950 and Ocean Front $982, so facing the beach directly added $85 to the stay. Garden View, when it is on sale, saves about $100 over Ocean View: in February 2027 it was $1,077 against $1,176. One returning guest thought rooms sold as Ocean Front were ones previously sold as Ocean View, so if a front-row view matters, ask for a high floor when you book.
Fiesta Club is cheap, but don't expect much from it. On several dates the club rooms cost only a few dollars more than a standard room, and in mid-November a Fiesta Club Sunset View room was the cheapest rate of all, at $876. Guests split on the perks: one couple loved their Ocean Front club room, while another guest said the promised fruit, strawberries and private breakfast fell well short.
For families, every Premium room sleeps four. Be aware that rooms are 36 m², and one parent noted that the bathroom isn't fully separated from the bedroom. A guest in a suite noted a stained-glass bathroom door that shows silhouettes.
It is all-inclusive. On all five dates every rate was all-inclusive, with roughly 21% in taxes and fees added at checkout. Of our five dates, mid-January was the most expensive, with three nights from $1,409.

The staff are the reason people return. Guests name pool servers, bartenders, concierges and the entertainment team, and several were on their third, fourth or sixth visit. One family of 18 described a guest-services host who coordinated nine rooms and two relatives in wheelchairs.
Families rate the kids' club and pools highly. Parents describe a kids' club their children asked to go back to, a children's pool full of slides, and a babysitting service. The weak spots are evenings: one guest said the family shows had been dropped in favour of adults-only silent parties and karaoke, and another family said there was little for teenagers at night.
The food is good, with a catch. La Cevicheria by the pool is the most praised place on the property, followed by the Italian restaurant Rosato and Brasa by the Sea. Several guests point out that the better dishes at the à la carte restaurants carry a surcharge, and San Telmo charges a supplement. Breakfast queues, late lunch openings and a thin dessert offer come up in the critical reviews.
The beach depends on the season. Guests in spring describe a bright blue sea, sometimes with strong waves. In July and August several found a wall of sargassum that staff cleared each morning but that kept washing back. Two guests watched sea turtles nest on the beach in summer.
The complaints are about selling. Guests describe being offered paid room upgrades at check-in and pitches for the club membership around the resort. Two reviewers say deposits or unexpected charges were not refunded for weeks. Weak Wi-Fi, rooms that feel cold and damp with the air-conditioning on, and some dated rooms also come up.
What You Should Know
- Check your card statement after check-in and get a receipt for any room deposit. Two recent guests describe charges that took weeks to dispute.
- Decline upgrade and membership offers firmly. One guest says the pitches stop after a few clear refusals, and one couple who sat through the presentation received an excursion voucher and a beach bed.
- Reserve a pool lounger early. Returning guests say the good spots near the pools go first thing in the morning.
- Try Brasa by the Sea early in your stay. One family only found it on their last night and wished they had gone every night.
Getting to Fiesta Americana Condesa
The resort is at Km 16.5 on Boulevard Kukulcán, in the southern half of the Hotel Zone, on the open-Caribbean side. That puts it closer to the airport than the Punta Cancún resorts: guests put the drive at 18 to 20 minutes, and our Cancún airport transfer guide compares shuttles, private vans and taxis. One family found an Uber to the airport cheaper than the 600-peso taxi fare quoted at the front desk.
Local buses run along the boulevard outside, and guests used the red bus to get into town. The Punta Cancún nightlife strip is a bus or taxi ride away rather than a walk. Aquaworld, the base for many boat trips, is close by.
This open-Caribbean stretch takes more sargassum than the north-facing beaches at Punta Cancún, and summer 2026 guests found it heavy.
