“Good value, good experience.”
The staff were great! Location was good, not in a high traffic area but walkable to services and entertainment. My bed was super comfortable.
My sink would not drain and it was not fixed during my 3 days there. The manager did follow up and gave me free breakfast, but it should have been fixed.

“Had an amazing time and would definitely come back again”
Food was amazing. View was amazing! Ocean was incredible! No big waves!
The concierge gentlemen who was a bit persistent in having us joining a breakfast meeting for a membership. We had express that we were not interested many time and we did not want to come off as rude people but we just didn’t appreciate having to let him know we weren’t interested more than once aside from that everything else was fine.

“Member Review”
I am a FAVC member. We decided to check out the FA Cancun Villas because we had some points that were expiring. Our "home base" is Cabo FA Grand. We were in a one bedroom master suite, while similar to Cabo and not uncomfortable, they are older. If you are older, the bathtubs are difficult getting in and out so you have to be careful. I still don't like the attempted sales activity -even as a member they try to upsell you every time even after explaining that I'm not interested -but good free breakfast. This is a smaller older resort but is relaxed compared to the party resorts. While there isn't a huge beach, what beach and swim area is there is good. The staff are very nice. There is a major grocery just down the street so stock up, the prices at hotel are expensive. Our 12 year old granddaughter enjoyed the small kids club. This FA is better than Cozumel, which doesn't have a beach. They have other properties in Cancun which may be better. There is a huge new Live Aqua and FA is building other new properties. The lodging cost here is very reasonable. If you just want to lay back and read etc this is a decent stay.

Which Villa to Book at Fiesta Americana Villas
The resort sells four kinds of unit. The entry Deluxe Villa is a 32 m² room with two double or two twin beds. The Villa Master Suite is a 64 m² one-bedroom suite with a king bed and a sofa bed, and the larger Master Suites have two or three bedrooms. The hotel describes its suites as having kitchenettes and balconies.
| Unit | Size | Sleeps | Beds |
|---|---|---|---|
| Deluxe Villa (also sold as Premium) | 32 m² | 4 | 2 doubles or 2 twins |
| Villa Master Suite | 64 m² | 4 | 1 super-king and 1 sofa bed |
| Master Suite, Two-Bedroom Plus | 96 m² | 8 | 1 super-king, 2 doubles and 1 sofa bed |
| Master Suite, Three-Bedroom Plus | 196 m² | 9 | 2 super-kings, 2 doubles and 1 sofa bed |
Prices barely move with the season. In our price checks for three nights for two, room only, a Deluxe Villa cost $382 in mid-November 2026, $386 in mid-January 2027, $370 to $371 in February and March 2027 and $353 in mid-June 2027, plus about $16 in fees at checkout. A Villa Master Suite cost $533 to $562 on the same dates.
Budget for food. No meals are included, and guests describe the on-site restaurants as pricey and the food as the weakest part of the stay. Guests stock up at a large supermarket about a 10-minute walk away, and the suites' kitchenettes help.
Ask for a renovated, sea-view unit. Some guests who found a damp or musty smell were moved to another room, and one couple expecting a sea view looked onto the hotel next door. Older guests also warn that the deep bathtubs, in some rooms the only place to shower, are hard to climb into.
What Guests Say About Fiesta Americana Villas
Across 897 reviews, Fiesta Americana Villas holds a 9.0 out of 10. The 120 most recent reviews, from April to mid-September 2026, average 8.3, with 42 perfect 10s and eight scores of 4 or lower.
The location wins almost everyone over. Guests describe a central spot close to shopping centres, restaurants, beaches and clubs, with a taxi rank in front and the boats to Isla Mujeres a few minutes away. They praise the staff by name, from the front desk to the spa and the kids' club, and like the pools, the swim-up bar and the sunset views.
The beach divides guests. Some describe calm water like a pool and little sargassum; others found a small, rocky beach, steps into the water or almost no sand, and walked to a neighbouring beach instead.
The main complaint is age. About a dozen guests describe old rooms that need renovation, and five mention a damp or mouldy smell. Others mention weak water pressure, thin walls, loud music at the pool and food that is pricey for what it is. Five guests complained about timeshare and membership pitches, one even after saying they were already a member.
What You Should Know
- Check your room straight away. Guests who asked for a different room were moved quickly.
- Shop at the supermarket nearby. Guests found hotel food pricey, and the suites have kitchenettes.
- Walk to Playa Caracol for more sand. The resort's own beach is small and partly rocky.
- Expect a sales pitch. Guests describe repeated membership offers, and one was offered a shaded lounger in exchange for attending a presentation.
Getting to Fiesta Americana Villas
Fiesta Americana Villas is at Km 8.5 on Boulevard Kukulcán, on the calm, north-facing shore of the Hotel Zone just before Punta Cancún. It is about 230 m from Playa Caracol, one of the calmest swimming beaches in Cancún, and next to Riu Palace Las Americas. The Punta Cancún bars and malls are within walking distance, and guests use the taxi rank out front or Uber.
See our Cancún airport transfer guide for ways to get there, and our Cancún sargassum season guide: this shore usually gets less seaweed than the beaches further south, and recent guests found little.
